33 Bangor Terrace Cobbitty Planning Proposal
On 26 November 2019, Council resolved to publicly exhibit an amendment to the State Environmental Planning Policy (Sydney Region Growth Centres) 2006 to make amendments to the zoning, minimum lot size, maximum building height and special area maps for parts of land on 33 Bangor Terrace, Cobbitty.
The subject site is located within the Arcadian Hills residential estate in Cobbitty and interfaces with the Denbigh Transition Area. As identified in the adopted Oran Park Part B Development Control Plan, the Denbigh Transition Area provides a suitable transition between the rural, heritage setting of the Denbigh curtilage and residential development to the south of Denbigh Homestead. The Denbigh Transition Area comprises of the Southern, Central and Northern Viewscapes, with the subject site forming part of the Southern Viewscape.
This proposal proposes amendments to the State Environmental Planning Policy (Sydney Region Growth Centres) 2006 to:
- amend the R1 General Residential and E4 Environmental Living zone boundaries; and
- amend the minimum lot size, maximum building height and special area maps to reflect proposed changes to zone boundaries.
The proposed amendments above will ensure consistency with the adopted Oran Park Part B Development Control Plan for the Denbigh Transition Area.
Under this proposal, there are no proposed amendments to the existing Denbigh heritage curtilage and associated heritage provisions applying to the land.
